The name of each Respondent obligated to pay the underlying debt or obligation evidenced by the Home Equity Line of Credit Agreement and Homestead Lien Contract and Deed of Trust encumbering the property sought to be foreclosed on is ASHLEY MASHEL LARSEN. D. The name of each Respondent who is a mortgagor of the lien instrument sought to be foreclosed, but who is not a maker or assumer of the underlying debt, is All Occupants. 2 ... E. As of November 5, 2025: (i) unpaid hazard insurance premium being $2,241.19; and legal fees being $6,427.41. According to Applicant 's records, all lawful offsets, payments, and credits have been applied to the account in default. (ii) The facts creating the default and Applicant's authority to enforce the lien are events of default arising due to Respondent's failure to maintain hazard insurance, and Respondent's failure to pay property taxes as agreed. (iii) The total amount required to pay the Homestead Lien Contract and Deed of Trust is $98,316.92 as of November 5, 2025. F. Notice to cure the default has been sent by certified mail to each Respondent who is obligated to pay the underlying debt or obligation. The opportunity to cure has expired. • G. Before this application was filed, any other action required to initiate a foreclosure proceeding by Texas law or the Homestead Lien Contract and Deed of Trust sought to be foreclosed was performed.
