WHEREAS, the property herein described is subject to the Amended and Restated
Community Charter for Craig Ranch, filed of record on June 4, 2018, as Document No.
20180604000683380, in the Official Public Records of Collin County, Texas ( including any
amendments thereof or supplements thereto is hereinafter referred to, collectively, as the
Declaration"). The Declaration provides for the payment ofassessments secured by a lien onthe
Lot ofthe non-paying owner.
WHEREAS, Craig Ranch Community Association onApril 30, 2025, June 17, 2025, and
September 17, 2025, sent notice of default in payment of assessments to MENAHIL WAQAR
CHAWLA and WAQAR ARSHAD CHAWLA, wife and husband, being the reputed owners or
current owners ofsaidreal property; and
WHEREAS, the said MENAHIL WAQAR CHAWLA and WAQAR ARSHAD
CHAWLA, wife and husband, have continued to default in the payment oftheir indebtedness to
Craig Ranch Community Association and the same is now wholly due, and Craig Ranch
Community Association, acting by and through its duly authorized agent, intends to sell the herein
described property to satisfy the present indebtedness ofsaid owners to Craig Ranch Community
Association.
NOW, THEREFORE, notice is hereby given that on Tuesday, the 7th day ofJuly, 2026,
between 10:00 a.m. and 4:00 p.m., Craig Ranch Community Association will sell the herein
described real estate ( including any improvements thereon) at public auction at the front steps of
the Collin County Courthouse located at 2100 Bloomdale Road, McKinney, Collin County, Texas,
oras designatedbythe Collin County Commissioners forsuch sales, to the highestbidderforcash,
subject to all unpaid ad valorem taxes, superior liens and encumbrances ofrecord, and a statutory
right ofredemption. The earliest time at which said sale will begin will be 11: 00 a.m., and the sale
will take place not laterthanthree (3) hours thereafter.
Said real estate is particularly described on Exhibit Aattached hereto which is incorporated
herein by reference for all purposes.
