WHEREAS, on the 9th day of December, 2016, PABLO ONTIVEROS ACUNA
and LUDIVINA CASTILLO executed and delivered a Deed of Trust (the "Deed of
Trust") conveying to Annette Loyd Vanicek, as Trustee for PETERSON ROWLAND,
LLC, a Texas limited liability company (the "Lender"), the real estate and other property
therein described (the "Property"), to secure Lender in the payment of certain
indebtedness therein described, said Deed of Trust being recorded on December 20, 2016
as Instrument Number 159732 in the Official Public Records of Denton County, Texas.
WHEREAS, PETERSON ROWLAND, LLC is the current owner and holder
("Holder") of the Promissory Note (the "Note") evidencing the indebtedness secured by
liens established under the Deed of Trust;
WHEREAS, default has occurred under the terms of the Note secured by the
Deed of Trust and the indebtedness is now wholly due and is unpaid, and Holder has
requested the Substitute Trustee to sell the Property covered by said Deed of Trust and
apply the proceeds thereof to the Indebtedness in accordance with the terms of the Deed
of Trust; and WHEREAS, the undersigned has been duly appointed Substitute Trustee
pursuant to the terms of the Deed of Trust.
NOW, THEREFORE, NOTICE IS HEREBY GIVEN, that on Tuesday, the 2nd day of
June, 2026,-at-the hour of 1:00 p.m. (or within not more than three (3) hours thereafter),
‘the following described real estate (together with all the improvements and fixtures
located thereon which are covered by the Deed of Trust) will be sold subject to all prior
liens and encumbrances. The sale shall take place in the courtyard area of the southwest
comer of the Denton County Courts Building or as designated by the County
Commissioner's Office or as designated by the County Commissioners Court.
