NOTICE OF SUBSTITUTE TRUSTEE’S SALE

WHEREAS, by certain Deed of Trust dated May 1, 2025, executed by ESTANCIA TOWNHOMES, LLC, A TEXAS LIMITED
LIABILITY COMPANY ("Grantor, whether one or more") to R. FLINT BOURGEOIS ("Trustee") recorded in DOCUMENT #3645287,
Official Records, Hidalgo County, Texas, reference to which is hereby made for all purposes (the "Deed of Trust"), Grantors conveyed
to Trustee certain property (the "Property") situated in Hidalgo County, Texas, which Property includes the real property more particularly
described as follows:
Lot 2, NOLANA RETAIL SUBDIVISION, McAllen, Hidalgo County, Texas, according to the map thereof recorded as Document
No. 3466948 in the Map Records of Hidalgo County, Texas.
together with all improvements located thereon to secure the payment of a certain promissory note (the "Note") dated of even date
therewith, executed by Grantor, in the original principal sum of $1,000,000.00, and made payable to the order of SOUTH PADRE RETAIL
CENTER, LTD., a Texas limited partnership, with a street address of 4629 Macro Drive, San Antonio, Texas 78218; said Note and Lien
transferred to REUBEN BAR YADIN by Assignment and Transfer of Real Estate Note and Lien dated May 14, 2026, recorded under
Document No. 3755625, Official Records, Hidalgo County, Texas (the "Noteholder") and all other indebtedness owed to Noteholder; and
WHEREAS, default has occurred in the payments of said Indebtedness and the same is now wholly due, and the owner and holder
of said debt has requested the undersigned to sell the herein described property to satisfy said Indebtedness;
The above named Trustee may be replaced by a Substitute Trustee at the election of the Mortgagee at any time prior to the sale in
accordance with the terms of the Deed of Trust. The following is the name and street address of the potential future substitute trustees
