by a Guaranty Agreement dated May 28, 2025, and executed by Gordon
Rush Graves, Jr. (" Guarantor") in favor ofLender
FORECLOSURE SALE:
Date: Tuesday, July 7, 2026
Time: The sale ofthe Property will be held between the hours of 10:00 A.M. and
4:00 P.M. local time; the earliest time at which the Foreclosure Sale will
begin is 11: 00 AM and not later than three hours thereafter.
Place: At the place designated by the Collin County Commissioners Court for
foreclosure sales located atthe frontsteps ofthe Collin County Courthouse
located at 2100 Bloomdale Road, McKinney, Texas 75071.
Terms ofSale: The Foreclosure Sale will be conducted as a public auction and the
Property will be sold to the highest bidder for cash, except that Yieldi,
LLC, a Georgia limited liability company's bid may be by credit against
the indebtedness secured by the lien ofthe Deed ofTrust.Default has occurred in the payment ofthe Note and in the performance ofthe obligations ofthe
Deed ofTrust. Because ofthat default, Yieldi, LLC, a Georgia limited liability company, the owner and
holder ofthe Note, has requested Trustee to sell the Property.
The Deed ofTrust may encumber both real and personal property. Formal notice is hereby given
ofYieldi, LLC, a Georgia limited liability company' s election to proceed against and sell both the real
property and any personal property described in the Deed of Trust in accordance with Yieldi, LLC, a
Georgia limited liability company' s rights and remedies under the Deed of Trust and section 9.604(a) of
the Texas Business and Commerce Code.
Therefore, notice is given that on and at the Date, Time, and Place for the Foreclosure Sale
described above, Trustee will sell the Property inaccordance with the Terms ofSale described above, the
Deed ofTrust, and applicable Texas law.
IfYieldi, LLC, a Georgia limitedliability company passes the Foreclosure Sale, notice ofthe date
ofany rescheduled foreclosure sale will be reposted and refiled in accordance with the posting and filing
requirements ofthe Deed ofTrust and the Texas Property Code.
The Foreclosure Sale will be made expressly subject to any title matters set forth in the Deed of
Trust, but prospective bidders are reminded that by law the Foreclosure Sale will necessarily be made
subject to all prior matters ofrecord affecting the Property, ifany, to the extent that they remain in force
and effect and have not been subordinated to the Deed ofTrust. For the avoidance ofdoubt, the Foreclosure
Sale will not cover any part of the Property that has been released of public record from the lien and/or
security interest of the Deed of Trust by Yieldi, LLC, a Georgia limited liability company. Prospective
bidders are strongly urged to examine the applicable property records to determine the nature and extent of
such matters, ifany.
Pursuant to section 51. 009 ofthe Texas Property Code, the Property will be sold " AS IS," without
any expressed or implied warranties, except as to the warranties ( if any) provided for under the Deed of
Trust. Prospective bidders are advised to conduct an independent investigation ofthe nature and physical
condition ofthe Property.
Pursuantto section 51.0075(a) ofthe Texas Property Code, Trustee reservesthe rightto setfurther
reasonable conditions for conducting the Foreclosure Sale. Any such further conditions shall beannounced
before bidding is opened for the first sale ofthe day held by Trustee.
Assert and protect your rights as a member ofthe armed forces ofthe United States. Ifyou
are or your spouse is serving on active military duty, including active military duty as a member of
the Texas National Guard or the National Guard of another state or as a member of a reserve
component of the armed forces of the United States, please send written notice of the active duty

BEING a 10.759 acre tract ofland out ofthe Collin County School Land Survey, Abstract Number
147, situated in the Town ofProsper, Collin County, Texas, being a portion ofa called 11. 29 acre
tract of land conveyed to AMR Prosper Premium Storage LLC, by deed of record in Document
Number 20220331000523630 ofthe Official Public Records ofCollin County, Texas and being
more particularly described by metes and bounds as follows:
COMMENCING, at a PK Nail found in the West right-of-way line of Coleman Street ( right-of-
way varies), being the Northeast corner of a called 9.2956 acre tract ofland conveyed to James E.
Rowland by deed ofrecord in Volume 3402, Page 451 ofsaid Official Public Records, also being
the Southeast corner ofsaid 11.29 acre tract;
THENCE, S89° 57'38" W, leaving the West right-of-way line of Coleman Street, along the North
line ofsaid 9.2956 acre tract, being the common South line ofsaid 11. 296 acre tract, a distance of
40.24 feet to a 1/ 2 inch iron rod with green plastic cap stamped " EAGLE SURVEYING" set for
