WHEREAS, on 9/25/2024, Michael P Hermes and Kathy. Le, husband and wife, as Grantor/Borrower, executed and
delivered that certain Deed ofTrust, in favor ofBlack, Mann& Graham, L.L.P., as Trustee, Mortgage Electronic
Registration Systems, Inc., as beneficiary, as nominee forUnited Wholesale Mortgage, LLC, its successors and assigns, as
Beneficiary which deed oftrust secures the payment ofthat certain promissory note ofeven date therewith in the original
amount of $598,000.00, payable to the order ofUnited Wholesale Mortgage, LLC, its successors and assigns, which
Deed ofTrust is Recorded on 9/30/2024 as Volume 2024000120126, Book, Page, in Collin County, Texas, Deed of
Trust covers all ofthe real property, personal property, and fixtures described therein, including , but not limited to, all the
following described property, rights and interests( the" Property"), to-wit;
LOT 57 IN BLOCK U OF LAKEPOINTE PHASE IIA, AN ADDITION IN THE CITY OF LAVON, COLLIN
COUNTY, TEXAS, ACCORDING TO THE MAP OR PLAT THEREOF RECORDED IN VOLUME 2021, PAGE
713 OF THE PLAT RECORDS OF COLLIN COUNTY, TEXAS.
Commonly known as: 142 CYPRUS GROVE DR LAVON, TX 75166
WHEREAS, the Trustee named in the Deed ofTrust having been removed, the legal holder ofthe indebtedness described
in the Deed ofTrust appointed Carol Dunmon, Mary Mancuso, Michele Hreha, Shelley Ortolani, Francesca
Ortolani, Guy Wiggs, David Stockman, Brenda Wiggs, Donna Stockman, Janet Pinder, Brandy Bacon, Michelle
Schwartz, Jamie Dworsky, Angela Brown, Payton Hreha, Jeff Benton, Leslie Shuler, or any one ofthem, as
Substitute Trustee( each being referred to as the" Substitute Trustee"), upon the contingency and in the manner authorized
by the Deed ofTrust: and
WHEREAS, defaults have occurred in the covenants ofthe Deed ofTrust, monetary or otherwise, and the indebtedness
secured by and described in the Deed ofTrust is now wholly due, and Carrington Mortgage Services, LLC whose address
is 500 N. State College Blvd., Suites 1030, 1300& 1400, Orange, CA 92868, is acting as the mortgage servicer for
Carrington Mortgage Services, LLC, which is the mortgagee ofthe Note and Deed ofTrust or mortgage and the legal
holder ofsuch indebtedness and the liens securing same has requested either one ofthe Substitute Trustees to sell the
Property in accordance with applicable law and the terms and provisions ofthe Deed ofTrust. Carrington Mortgage
Services, LLC is authorized to represent the mortgagee by virtue ofa written servicing agreement with the mortgagee.
Pursuant to that agreement and Texas Property Code Section 51.0025, Carrington Mortgage Services, LLC is authorized
to administer the foreclosure referenced herein.
NOW, THEREFORE, NOTICE IS HEREBY GIVEN, that on 7/7/2026 at 10: 00 AM, or no later than three( 3) hours
after such time, in Collin County, Texas, the Substitute Trustee will sell the Property at public venue to the highest bidder
for cash. The sale will take place at the area designated by the Commissioner' s Court for sales ofreal property under a
power ofsale conferred by a deed oftrust or other contract lien as follows: The front steps ofthe Collin County
Courthouse located at 2100 Bloomdale Road, McKinney, Texas 75071, or ifthe preceding area is no longer the
designated area, at the area most recently designated by the County Commissioner' s Court
NOTICE IS FURTHER GIVEN that, except to the extent that the Substitute Trustee may bind and obligate Mortgagors
to warrant title the Property under the terms ofthe Deed ofTrust, conveyance ofthe Property shall be made without any
representations or warranties whatsoever, express or implied.

4871271Ifthe Trustee is unable to convey title for any reason, the successful bidder's sole and exclusive remedy shall be the return
dfmonies paid to the Trustee, and the successful biddershall have no further recourse.
Ifthe sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return ofthe deposit paid. The
Purchaser shall have no further recourse against the Mortgagor, the Mortgagee, or the Mortgagee' s Attorney.
Please be advised that the trustee may require entity ortrust bidders at this trustee's sale to provide information,
documentation and/or certification ofthe vesting instructions and the data required to be reported pursuant to FinCEN
regulations effective fortransfers ofresidential real property to covered transferees on or afterMarch 1, 2026. The
