BSPRT 2025-FL12 ISSUER, LLC, a Delaware limited liability company, is the current holder of
the Note, Deed ofTrust, and other Loan Documents (as defined in the Loan Agreement).
Default has occurred in the payment ofthe Note and the performance of obligations under the
Deed ofTrust. Because ofthat default, BSPRT 2025- FL12 ISSUER, LLC has requested Substitute
Trustee to sell the Property.

successor- in-interest to BSPRT 2021- FL7 ISSUER, LTD., an exempted

Time: The sale ofthe Propertywill be heldbetweenthe hours of10:00 a.m. and4:00
p.m. local time; the earliest time at which the Foreclosure Sale will begin
is 10: 15 a.m. and not later than three hours thereafter.

Trustee recorded as Document No. 2026000078173 in the real property
records ofCollin County, Texas.
The Deed ofTrust may encumber both real and personal property. Formal notice is hereby given
of Mortgagee' s election to proceed against and sell both the Property and Other Collateral
described inthe Deed ofTrust in accordance withMortgagee' srights andremediesundertheDeed
ofTrust and Section 9.604(a) ofthe Texas Business and Commerce Code.
Ifthe Foreclosure Sale does not result in full satisfaction of all indebtedness now due, the lien and
security interest of the Deed ofTrust shall remain in full force and effect with respect to any
property not sold at the Foreclosure Sale.
If Mortgagee passes the Foreclosure Sale, notice of the date of any rescheduled foreclosure sale
will be reposted and refiled in accordance with the posting and filing requirements ofthe Deed of
Trust andthe Texas Property Code.
The Foreclosure Sale will be made expressly subject to any title matters set forth in the Deed of
Trust, but prospective bidders are reminded that by law the Foreclosure Sale will necessarily be
made subject to all prior matters of record affecting the Property, if any, to the extent that they
remain in force and effect and have not been subordinated to the Deed ofTrust. Forthe avoidance
of doubt, the Foreclosure Sale will not cover any part ofthe Property that has been released of
publicrecordfromthelienand/orsecurity interestoftheDeed ofTrustbyMortgagee. Prospective
bidders are strongly urged to examine the applicable property records to determine the nature and
